Tenancy Management Service
Our fully managed property rental service is ideal for landlords based both in the UK and overseas. Fully managed tenancies remove all the hassle and potential pitfalls from the process of letting your property, and have the added advantage of being particularly attractive to corporate clients.
We will take full responsibility for maintenance, redecoration, improvements and regular inspections. We will also pursue any rent arrears, negotiate annual rent reviews on your behalf if requested to do so, deal with administrative and legal issues, and assist with any other matters that affect the tenancy.
Our service is fully compliant with the NALS (National Approved Letting Scheme) and with the Property Ombudsman Letting Code of Practice and includes a 24 hour emergency helpline for your tenants.
Payments Direct To Your Bank Account
All tenants in our managed properties pay rent directly into a bank account of your choice, ensuring timely payment and a positive cash flow.
Quarterly Free Inspections
We arrange free quarterly inspections for all the properties in our portfolio. This minimises the cost of repairs by identifying any problems at an early stage, and ensures that your property is in sound condition for future tenancies.
Maintenance and Repairs
We use a pool of top quality tradesmen to carry out maintenance and repairs on behalf of our clients, and closely monitor their work and pricing to ensure you get the best possible deal. If however you prefer to employ tradesmen of your own choice, we can set this up for you on request.
Inventory and Schedule of Condition
The Landlord is responsible for the preparation of a comprehensive inventory and schedule of condition before commencement of the tenancy, whether the property is furnished or unfurnished. This essential measure gives you protection through the Tenancy Deposit Scheme and without it you may not be able to claim compensation in the event of a dispute over the security deposit at the end of a tenancy. The inventory should show that any furnishings and electrical equipment comply with current legislation. We do not employ inventory clerks but can instruct one on your behalf at your request. The Landlord is responsible for payment of the inventory clerk's fee for preparation of the inventory and check-out, tenant’s will pay for the check-in.
Ensuring Your Peace Of Mind
In the unlikely event of any shortfall in our service, changingproperty.com’s Professional Indemnity Insurance covers you against loss caused by negligence, human error or misappropriation of funds on the part of us as the agent or anyone employed by us. We also supply an annual report from our accountants confirming that clients' money is administered in accordance with the codes of practice of the NALS and the Property Ombudsman for Letting Agents.
